I agree with Soh, one account and either two classes or two sub (sometimes referred to as child) accounts that roll into the main account. As an accountant of 9 years (prior to jumping into RE) I’ve seen my fair share of books - if you have any other questions feel free to contact me!

I don’t know the old way (new member here) but from what I’ve read and understand I would cast my vote with the old setup as well.  This current forum setup is quite frustrating and seems disorganized.

Tenants should do a lot of things they don’t do.  It’s one of those “you dont know what you dont know” or “I’m just a tenant” either way, I’d go with insurance unless it’s cheaper to fix out of pocket.  Did they put down a deposit? You could use that as well.

Honestly you should ask your broker/agent, if they’re not helping you or being supportive with the setup then I’m not sure they’re the right ones to work for...

Did you sign an exclusive buyer contract with her? if not then find yourself another agent. If you did then you need to discuss this with her and see what the clauses are that allow you to break the contract.

with an interest rate that low on your student loan debt, why pay it off? Invest your money and let inflation/time and who knows maybe even the government etc take care of your student loan debt. If your rate was the ridiculous 6%+ then makes sense to pay that off but where yours is at, your money is better served to produce more cash flow for you.

Coming from an agent’s perspective - if you sign an exclusive buyers agreement it gives the agent more motivation to work for you. As harsh as it sounds, a lot of agents will not put in 100% effort for a buyer who isn’t locked in with them since they know there is a good chance that work can be completely wasted.  Signing an agreement solidifies the relationship and you’ll get an agent a lot more committed to providing you with what you need.
