I agree with you Josh. I'm a wholesaler in Orange County and this is a tactic my partners and I use to find cash buyers. Thanks for the tip on segmenting the lists.

Welcome to BP! I think your goal of having a rental property by next year is very reasonable. I'd recommend you read up on the forums and listen to the podcasts. There is so much information here and it's very useful. Best of luck in your REI adventures!
