I've found Redfin to be helpful as well.  You can subscribe to monthly emails giving you sales data for specific areas.   It helps with gaining familiarity.

Hi everyone,

I have the property at 112 Hancock St, Manistee, MI under contract.

It's a vacant triplex. Each unit has 1 bd, 1ba. The building is 2,058  sqft. The lot is 7,500 sqft. Average monthly rent for a triplex in the area is a little over $1,400.This property was built in 1875 and needs significant rehab. I’m looking for a cash offer

Price: $16k.
Estm Repairs: $40k

ARV: $75k

Great tips @Pearline Hardy. I listen to podcasts on my commute as well.  I started out in RE in April, and try to listen to 5 podcasts per week at a minimum.  It's amazing how much knowledge you store up over time.

Hi everyone. I've been following the podcast and forums for a while now and have question. A seller contacted me recently. He wants to sell me his house, but rent from me with the option of buying it back in the future. This is my first time with this scenario. How should I go about comping the property and determining an asking price? The property is in a high value area in Southern California.

Thanks for the post Ehab!   Glad to hear your success story.  Like you, I am reading and listening to BP everyday and learning as much as possible.  I started my real estate journey this year in wholesaling, and eventually plan on buying/holding property as well.  It's nice hearing the success stories of others.
