I would like to focus on getting deals that need less work this year. Tho I'm still new in Realestate investing ... Learned a whole lot with BP and already feel confident about my business growing. My focus is to fix, hold to rent for the cash flow since I don't have mortgages. 

    I originally joined BP to network but didn't do much of it in 2014. Before 2014 ended, I upgraded to a Pro account, I think sometimes when you pay for something, you use it more. I already made new contacts with BP 2015. Had 2 phone convos and made an appointment to meet an investor at one of my properties. It's a start and looking forward to meeting more people.

Hi All-

I'm still new in Realestate but seem to be coming across good deals. I have been careful about not getting into bad deals so just been taking my time with my Due diligence. I couldn't secure a good deal recently because of me being careful... What can I do to secure my next deal and still be able to take appropriate time for my due diligence.

I'm with Brian on this one... I'm a newbie too and my short term goal is to replace my current income with Realestate investments , wholesaling and assignment fees. All else will fall into place but making money comes first... Don't ever forget the reason why you're getting into this business ..  Financial freedom for the most part has kept me moving ... I'm a newbie abd have always wanted to get into realestate but had no clue...  after looking andresearching about 5 properties, I finally negotiated a property in Philadelphia from $17,500.00 to $7,100. I bought it cash and waited for title but began telling everyone I knew in NYC and finally had some offers so I settled at $11,000. I was so excited to close that I just settled fast and now getting another one... I may have made more or not but I feel that if you are in the Wholesale side then selling low is the way to go... Suggestions are welcomed :)
