Do you have an appliance repair deductible clause in your contract? If you do, how is it worded?

California weather: outdoor space such as patio or deck with a cover would be nice. Also, ask your current tenants for suggestions based on the fact that they have lived in the home and would know items that would make living there even better. I always ask my tenants who are moving out for suggestions for improvement on both the rental and as a LL.

I would pass on them!  They seem to have an answer for everything. 

Without doing a credit/background check You have no way to verify past rental history or credit. They do not have verifiable income. If they are self employed did they show past income tax forms? If they have rented for 10 years why are they only packing "a car". If they pre pay for 6 months how will they be able to continue payments after that? There just isn't enough documentation presented to consider them potential tenants.

When is his lease set to end? Could you wait until his lease ends and give him notice 30-60 days in advance. Let him know you will not be renewing lease due to rehab and then follow up as Jennifer stated in her response.

I would pass if it was up to me. She has a bankruptcy, liens,evictions and 5 rentals in 6 years ( two of which were evictions). I do not see stability here. Driving a nice car doesn't imply ability to handle finances. 

Just curious, was there a reason given as to why she fell? Did they claim a loose deck board or handrail? Improper lighting? Wet flooring that was caused by you?  Is your tenant claiming to be a witness to the incident? How was the "fall" your liability if they can not show proof of some negligence on your part? How do you know that she wasn't at fault (alcohol, etc) ? What kind of things had the police been over there for? Please keep us posted.

@David Hayes: You are wrong is assuming that they would "be less inclined to allow drugs, violence or criminal behavior" than I would. My rental is next door to my personal home and I am very particular about who I allow to live there, as it not only affects me but also my neighbors. I absolutely do not accept felons or sex offenders. Criminal activity does not always occur in the residence which is why you do a criminal background check and do not allow sub-leasing. But, my rental is a SFR and not a vacation rental.

I believe in treating a rental portfolio like a business and not getting involved in any of my tenants' personal affairs.

Jr T, it's not just about the money. This landlord has no  control over who his tenant let's stay in his property. This is one of the reasons that landlords run criminal background checks on prospective tenants. I don't want felons, drug dealers or sex offenders in my rental even if they pay the money!
