Hi @Tuan L. I signed up with Karen at Property Boss. I took BP recommendation above thanks Scott and Jen!!!, 

I talked and met her, and I think she is great.

She is from BP as well. From my experience with her so far, I highly recommend her. I will update this after a year and see how it goes.

But not all from BP are great. I had a bad experience from bolthouse homes (selling turnkeys) and she told me she will take care and communicate with them about an unfinished f**ed up job on the  vent and unfinished ceiling and other stuffs.

As a first time investor, one step up from online research is a referral from a person. lessons learned.

Ive heard so many times about this "presentation packet" or package so that the "lender won't have a hard time" in the podcasts, yet it is not being discussed here or no one have shown example. I tried to search thru the forums and some of them show up with only 1-2 replies.

Can I see some of those example you present to the lender? Or a list?

Update: The agent and I have agreed to give it one more open house, then if no offers I will take it off the market. 

As of today, no offers and the last offer I mentioned was just verbal, and you guys were right, the offer was lower than the asking price. 

I am currently searching for a demolition teams to remove the ramps and find a landscaper to make it look good.
