Owner finance on Ogden, Utah Duplex! Great terms and cash flow!

Great duplex with no work to be done!  The rents are a bit low and could be raised another $50 or so per side.  Property has been updated and well maintained.  Property has two car carports, storage for each unit, washer dryer hookups and separate meters.   Big value play as there is another unit in the basement that can be renovated and used as another 2 bed/ 1 bath unit.  Terms of the owner financing:

Price:  $135K

Down:  $18,500

Payment:  $750 principle and interest

Interest:  1.8%

Term:  3 years

Balloon payment of about $95K

ROI about 17% and could be 21% or higher will rent increase

Taxes:  $1427 per year
