Hi,

Im looking for a lender (FHA) for a residentail and loan in purchasing a MFR. Wondering if you guys can recommend one from BP that I can talk to? Ideally tried and tested by some of the BP members here.

I'm here in the bay area san francisco, Fremont, CA location so I'm not sure if this matters.

Hi guys!!!! First of all, THANK YOU for being honest with me, I really really appreciate it.

Story: Redfin spam emails showed up and I saw that I could list my house at 1.09m. So as a guy who had zero clue in REI, a 500k possible profit is a no brainer for me. The agent convinced me to list it at 1.07m so we can get multiple bidders and get into bidding war. After open house, crickets. So she suggested to lower the price at 999k, and for me i bought it 4 years ago and it is still a good profit and I can move to another place and use that to pay it off.

as of today, no offers.

so far, i listened to about 6 episodes of BP podcasts, and had I found you guys before I list my house, this would have never happened to me. But I wouldn't stumble upon BP if I didnt have a problem like this in the first place.

i found bp by googling - " can i cancel my contract with my real estate agent if the house dont sell"

then I found BP.

PLEASE HELP ME one more time as Im really struggling with this and I really apologize not really knowing a lot.

situation:

Last night(a couple of hours ago) the agent texted me that there might be one offer.

MY QUESTION: (being that im starting to think like an REI guy now)

Should I take the offer at 999k ?(no bidding war) Is this the max I can get?

or

take it off the market, remove ramp,  then improve curb appeal, put flowers, sod and hope to get more like (1.03-1.50) ? is this really greedy of me?

BP thanks sooo much. I know this would mean nothing to pros and regulars here but I gotta say, that this has been the greatest help from an online community I ever get so far. So i really appreciate the help and comments in advance.

@Avi Garg thanks for the honest opinion. do you think I should take it off the market and remove the ramps? If I remove it, who do I need to find, a landscaper? any idea how much would it cost me? and is it worth it?

@Mark Choi I will. This is my second day here in bp, and really looking at REI. I have a small business (unrelated) for 7 years and Im ready to learn from here as well. So far, the comments above have been very helpful already, and I got one private message that was also helpful.

right now, i just want to get an advice on what next steps should I take

@Account Closed 1.07M because there was one house recently sold for that price, almost similar sq/ft. Then it was the reality check when we didnt get any offers, and low number of buyers during open house. so she suggested to lower the price.

Im new to BP, and REI btw. I wish I would have known all of this before even contacting redfin. The redfin alone already says Im new via google.

Can I reverse buyers negative assumption of price drop by fixing a couple of things in the house? that way I can 1. pull it off the market, 2. reno, 3. put it back to listing and having the price up (based on the cost of the upgrade?) 

any thoughts?

also, should I change my agent and look for an agent with smaller commissions/fees?

I have an agent from redfin, I just took her suggestions. It was actually 1.07M but no offers so we had to lower the price to 999k
