I am considering implenting RUBS in a 5 unit mixed use building with 5 units.

There's a salon on the ground floor and 4 apartments at the top. I a planning to split the sewer, water and heat. Maybe do 2 parts for the salon and 1 part each for the residents for a total of 6 part split of the total utalities. This is in NJ. Thoughts?

Rubs is ratio based utility bill split in case you haven’t heard.

Post: 630 credit score and no money, where do I start? Or can I?

Try to save up to 5% downpayment, there's ways to finance a multi bedroom apartment with 5% down. Rent out other room. That would be a good start with low upfront cost. I wish someone told this to me when I was single and young.

Hi! First time investor and working solo without an agent on a commercial off market deal in southern jersey. I was looking for lenders and brokers operating in that area and also attorneys specializing in commercial real estate deals in central/south Jersey. It’s 2 mixed use properties. Both 5 units with a store on the ground floor.
