@Sean Williams, I definitely still love working with OwnerRez (https://www.ownerreservations....). Their support is fantastic and I would not be able to keep my properties organized without them. I am not sure about AirBnB integration (I don't use the site) but if you ask their support, they should be very responsive. I am pretty sure they do support it though. Also, there are sync capabilities but I also do not utilize those. I just don't trust syncing (I do have Inthrma sync my VRBO calendar with my thermostats, which has been awesome). One error and you end up with double bookings or some other headache. It is old school, and also fraught with possible errors, but I manually compare my calendars to make sure everything is the same on both. Probably a waste of time but it keeps me looking at the calendars.

They keep adding features and have continued to listen to feedback. They are essential to my business.

I just use the same agreement as for my shorter term guests. 

Because these are snowbirds, I usually don't do any deposit.

I would shoot for the snowbird crowd. I have several who rent for 30+ and are repeats. They are easy on the property and tend to not be cheap. It has worked out well for me. There are some sites that target that demographic for STRs.
