I charge $35 per. I charge this to weed out the people that might complain about $35. If they complain about $35, then there is a great chance you will get your rent checks late as well. In the past several years, I have never had an issue with renters paying $35 for an application process. This applies to DFW where I lease my properties.

Hello All,

Happy New Year!

I recently got back to the BP community and I have enjoyed all the posts. This is a great site with wealth of information. I have been an investor since 2005. I took a break from real estate due to the demand of my current business that I am involved in. I currently have several SFR and just purchased a commercial building. My goals for 2016 is to stay consistent with SFR and get aggressive with MultiFamily investments. I hope to connect with investors, wholesalers, flippers in the DFW area and hopefully we can create synergy.

I am looking to purchase land in the Krum area, near HWY 380. My goal is to purchase(commercial) land and develop it in the next 3/4 years. Is there anyone here that knows the KRUM area well and can share some insight?

I used bandit signs 5/6 years ago. I had great luck with them. The market was a bit different then. You have to research with the city and see what rules/regulations they have for posting signs. Some cities will warn you not to leave bandit signs and some will fine you. I used to post the signs Friday after 6 pm and would go back late Sunday evenings to pick them up. Good luck!

I am currently seeking warehouse space to lease in the San Diego market. 

The warehouse must have dock high doors. I am utilizing this space for transportation purposes. Any help or advise is greatly appreciated.

I appreciate everyone's comments and feedback. It is important to have high awareness with good tenants as well. There are no bullet proof methods, but with good screening process and high alert, it can surely eliminate few headaches.

I look forward to hearing more feedback, especially from the veteran landlords.

Hello BP family, I hope this note finds everyone well. I have been a landlord (residential property) for over 5 years and I have been lucky with securing good tenants over the years. The only challenge I have had with my tenants in the past was late fees here and there and minor repair work, nothing really serious.

I am curious to find out from other investors what type of issues they had in the past from tenants and what was the cause of the issues and if they could go back and annlyze the issues, how would they change the outcome of the problems.

The comments are welcomed from residential and Multifamily investors.
