I usually allow a $25 per month allowance for early pay, very similar to John's approach. However, instead of redeeming it monthly I give them one large amount before Christmas. Its a great marketing tool also. If they are late one time, they do not qualify. One tenant was late only once, but he still wanted the prize. To show him I was a nice guy, I ended up buying him a 15lb turkey. This year he is on a pace to collect his prize and its not a turkey either....

Sergio, the closest REI is in Fort Worth. They meet every Saturday at a hotel near 820 and Beach street. I invest in the DFW area and would love to connect with BP memebers, even if its once a month. I am new here and I really enjoy the forum.

I appreciate the information and advice. I am not closed to investing in a pool to secure a better property. At the end of it all, I want to have a healthy return, whether it is on my own or pool of investors. The reason why I do want to make that leap is I have bought,sold and rehabbed SFR. Multifamily would be different and it offers different challenges. Worst case if it doesn't fit my needs I can always go back to SFR.

I have several SFR in the DFW area. I am seriously considering 50 units or less in the DFW market. I have the financing set and just looking to pull the trigger. Outside of loop net I have no other reference. Before I contact an agent. Any advise on how to locate a good deal? Looking forward to everyone's feedback.

Based on the information you provided, I would say 150-200 P-cash low will not be enough to deal with the uncertainty of property conditions. Your seller doesn't sound like a very good landlord. It sounds like he has taken shortcuts and he wants to deflect some of the negative consequences off to you. Unless you are getting a really good price, I would stay away. Good luck!
