I just found out that the taxes for one of my investment property in the Alvin area of TX got increased from about $2400 in 2021 to $4000 in 2022. I purchased this property in 2021, so I am in shock what made these taxes go so high :( .

Hello there,

I am currently seeking an investor-friendly real estate agent in the STL area who has experience working with Out of State Investors. My goal is to purchase a SFH/Duplex/Triplex rental in the area and I will also need a reliable and communicative property manager to manage the property in the future. I am based out of Seattle and this will be my out of state investment. I already one SFH in Ferguson, and looking to expand my portfolio.

PS: While I deeply respect the hard work and effort that realtors put into finding the right property for their clients, I do not wish to sign an exclusive buyer's agency agreement for setting up MLS searches alone. Unfortunately, I have had a negative experience with a previous investment experience by signing such an agreement with a less-than-satisfactory realtor.

Instead, I would prefer to sign the agreement only when the agent has already toured a property or found an off-market property that matches my investment criteria, and want to specifically mention that property in the agreement. This way, we can work together efficiently and effectively to secure the right property for my investment portfolio.

Can't thank you guys enough for wondefrul insights about the locations outside pricey Seattle area and sharing your experiences. I am wondering if we have have any BP events or community for WA state? If yes, I think it would be a great idea to take our discussions over that channel. The east side is over priced and the competition is pretty hard. Prices on the south are way more affordable. There are different house hacking strategies (Accessory Dwell Unit, small multi-family, .....). Each one of them has its plus and minuses, but overall, househack is one of the most powerful ways to start with Real Estate Investing.

Thanks Sharon for your reply. How is the rental scenarios in the Edmonds.Lynwood/Everett area? My plan is to buy an SFH or Townhouse and rent out some portion of the house. I know Bellevue/Redmond market is super hot for rentals, but not sure about north, do people rent out there usually? Would love to hear about your experience in those areas.

Househacking is a great strategy and I have helped a number of investors purchase house hacks in the Greater Seattle-Tacoma area. Just keep in mind there is typically some give and take as you’re balancing the numbers with where you’re living and what you might want in your home. 

Thanks Aaron. No I don't commute to Bellevue these day, because it's all WFH since past one year. And I am hoping that my company would be more open for ocaasional Work From Home in future as well, hence looking for some affordable areas to buy a house in areas other than Redmond/Bellevue/Kirkland. Also, I think Lynnwood, Edmonds etc areas are also pretty affordable, howeer, I am not really sure about the rental scenarios there.

Hello Folks,

BP has been super helpful to me as I gained lot of knowledge towards real estate investing, and this time I am specifically looking for experiences/recommendations/ideas for REI in Washington state. I work in Bellevue area, and the areas nearby (Redmond/Bellevue/Kirkland/Bothell/Issaquah etc.) seems to be over-priced to me and my pocket can't definitely afford a house with profit making in these areas. I went through few blogs online and found that some area like Renton/Kent/Tacoma could be good areas for REI and that too in my budget. My main goal is to do house hacking, like buy a house, live in one room and rent out other rooms.

I would love to know fellow investors' experiences/recommendations about areas great for house hacking in Washington state, which areas they chose and how their experience have been, what key factors you looked at while you made the decision to buy a property, anything you would like to talk about :)
