Hey @Shuvrajit Mukherjee - Awesome to hear you already have your first investment property!

In my opinion, the best way to find a partner is to do what you are doing and tell everybody you know about the situation.  If it's a good deal and you do business the right way I don't see you having a problem finding a partner.

Add some of the other cities near you in your post (Cleveland) so that they show up as keywords in people's searches.

Maybe my friend @Prashanth Mahakali knows some other ways around the H1b?  We are both in Chicago, but I know at one time he had to get his citzenship.

Thanks a lot. I also live in Chicago. Just my investments are in outskirts of Cleveland

What kind of loan are you looking for- Hard money to do the renovation or a long term investment property loan to refinance into once the renovation is done and you are ready to rent it?

Long term investment property loan to cash out refinance
Fannie Mae and Freddie Mac only allow you to close a conventional loan in your personal name, not an LLC. They do allow cash outs, but you have to do a full qualification. PM me if you want to discuss further.
How long is the seasoning period?

I am new to investment, and I want work on BRRRR strategy. I made my first purchase, rehabbed and now it's rent ready. But I find it very difficult to refinance without an LLC. I am here on H1b visa, and according to my lawyer, forming an LLC solely in my name will be seen as violation of the status by USCIS. However if I could form an LLC where someone else is a "manager", and I could be the member. That way it can be shown that I am only an investor in the company, and not working for it.

I wonder how others on H1b has gone around it? Also would love to know if someone ho is a citizen would like to partner along?

Is there any lender who does not require an LLC at closing?
ARV should be around 110-120k, and looking for 70% LTV

I am looking for lenders who provides refi

- with dscr,

- without any seasoning(or very less time period)

- 75% LTV

- and no minimum loan requirement.

The properties I'm looking to refi, has ARV in the range 85-110k.

Looking for Hard Money lenders with no minimum loan amount.

Most of the lenders I'm talking to have a minimum 50k As-is purchase price requirements. But most of the distressed properties that I find as a good deal are in the 40-60k range.

I plan to fix and hold. I have no prior experience, but I have good credit score (800+).

I am looking for lenders with 100% rehab financing and 80% LTC for purchase, with 6-12months terms. If the lender does refi without any seasoning down the line, that's even ideal.

Thanks for your inputs everyone

I am planning to get my first SFR and have been talking to different Turnkey providers. Has someone done business with Revive Asset Solutions in Cleveland area?

I am getting mixed feelings, hence looking here to get a second opinion.

Hey Shuvrajit,

How are you planning on financing this deal?

I will be getting conventional loan, hence I’m only looking for houses that will be appraised higher than the purchase price

Hi All,

I plan to invest in SFH in Cleveland area in next few quarters.

This is what I plan to begin my search with:

Type: SFH

Price: Under 85k

Rehab: Light rehab, like fixing walls/paints, floors, painting kitchen cabinets, minor repairs etc

Finance: Should be appraised for at least the selling price or more

Neighborhood: C class or better

Appreciation: Not interested

Cash Flow: 150-200$ pm

Permit: No permit violation

Tax: No tax backlog

(I am willing to go up to 125k, if the property is Turnkey and meets other criteria.)

If you think no properties will fit these criteria in Cleveland, please share your insight, this will help me align my criteria better.

Thanks all. Happy investing
