Looking Hard Money Lenders in Akron

Looking for Hard Money lenders with no minimum loan amount.

Most of the lenders I'm talking to have a minimum 50k As-is purchase price requirements. But most of the distressed properties that I find as a good deal are in the 40-60k range.

I plan to fix and hold. I have no prior experience, but I have good credit score (800+).

I am looking for lenders with 100% rehab financing and 80% LTC for purchase, with 6-12months terms. If the lender does refi without any seasoning down the line, that's even ideal.
