@Alice K. pretty strong. We have a university w 18,000 students and besides the oil field, our economy is strong. Oil will eventually come back tho.

track down owners w vacant land through the county assessor after driving for dollars and you can get undervalued land

At first I thought I wanted to be a football coach then figured the long hours and low pay was too tough. I picked real estate instead and would love to eventually coach football once I have more free time.

@Dexter Stewart you are definitely on the right track! I had the same goals as you and I'm on property 6 at age 28. It's doable man. You will probably have to go the private money or hard money route. Your deal will need to have tons of meat on the bone. Average deals won't work. Start driving for dollars. Show potential lenders your plan. You will get tons of "no's" but don't let that stop you

I invest in Lafayette, La. Avg price is $240,000 so pretty expensive for Louisiana but I make it work. I target houses in the $100-$140k range
