@Mayank S. the whole wait 30 days thing sounds fishy to me. Never had a lender say that. Many lenders would be happy to get you a lower rate.

@Mike R. I would buy it. That's excellent cash flow! I wish I could touch those numbers in my area. So what if it doesn't have equity. 

@Justin Kline I use this list before showing one of my rentals, if they answer I know they're serious 

Questions for Prospective Tenants

1. Why are you moving?

2. How many people will be living here?

3. What kind of pets do you have? Smoke?

4. Has anyone ever filed eviction against you?

5. Will you be able to provide all of the required money at move-in?

6. When do you need to move?

7. Who will be living with you?

8. How much are you currently paying in rent?

9. How long are you hoping to stay?

10. Do you have good references from previous landlords and employers?

11. Why do you choose not to buy a house?

@Lane A. congrats on seeing the opportunity real estate can provide and reaching out for help. Don't lose that drive for more info. I started investing when I was 22 but only after I started reading and learning since I was 18. I'm 28 now and man I made a bunch of mistakes but also avoided some through reading, research and mentors. Find people in your network that are successful real estate investors and take them out to lunch. You can set yourself up for retirement with a few smart decisions in real estate.

@Kevin Dai I'm not knowledgable on the Houston real estate market but buying a primary residence to rent out later on can be very lucrative. I've done it multiple times but I've always bought the smallest 3/2 in a great area. Keeps the overall price down. Our avg price is $230k and I wouldn't buy anything over $160k to keep as a rental. Hope this helps

@Joshua Beall I can't imagine not having my license. With a license, so much time is saved when submitting offers and the ability to submit many offers. As an agent I don't work w investors for this very reason. Waste of time.

idk about Kentucky but I tried to get the list in my area and they wouldn't release it to me. Said if have to go down to the courthouse
