Post: Absolute must to have a licensed GC for a flip?

Finding a licensed and insured general contractor has been an on going search for a couple years now. The bids for the licensed guys are way too high but found a couple of crews who are insured but not a licensed GC.  I've done 15+ flips but it's a crew that I manage and i'm really looking to scale up my business (would like to do 8-12 a year).

Hi all - I have a driveway issue and I under estimated the cost of a new driveway (learning opportunity!!). I've received quotes from $5000-$6000 for a new driveway and $4200 for asphalt. I was thinking about doing a DIY patch job but concerned about the look. The ARV on this home is $90K.

I would really like to avoid $5K!! Any ideas? I could find some guys on CL to demo - save some money that way. 

Hi all, 

I'm looking for ideas on what to paint the door and shutters on this flip in Bay City Michigan. 

The ramp is gone and i'm planning on sticking with the brown color for the front deck. 

The new front door is white - paint it light grey? medium grey? dark grey? Navy? teal? some shade of green? 

Shutters - fresh coat of paint to match the green of the roof? 

I'm planning on adding a fresh coat of blacktop sealer for the driveway 

Any ideas would be appreciated. This is a higher end house for the area.

I'm just reaching out to see if there are any new/popular greyish tones for interior paint to go in my flip in Michigan. 

I've used Toasty Grey by Behr in the past but looking to try something different!

My current project has a handicap ramp (in decent condition) that is also tied to a gazebo in the front yard. 

Flippers - keep or remove? selling feature or an eye sore?

Almost a year later.. not much luck with finding a GC... mostly because their prices are too high! 

Anyone have any suggestions?

I've flipped a dozen houses but no longer have my original go to roofer. I'm getting bids from GC's (example: $6400, $6500) and found another guy off of facebook for $5400 (supposedly insured).

My question - do you think its worthwhile to get someone who is licensed (and pay the extra $1000 - piece of mind) or try some of these other guys off of facebook, craigslist, etc (WITH the assumption that their references and insurance checks out).

The last thing I want to do is skip out on what is probably the most important expense for a home to save $1000. What if there is a leak? It's probably hard to go after someone who isn't licensed?

I'm just curious as to what others do.

What is everyone paying for (labor) a basic tub to ceiling shower install? Subway tile horizontal cuts, maybe a built in shelf. Thanks,

I need a new roof on my latest flip, NEW GC said he wants the full $6100 down because its not my primary residence. He won't sign the invoice until its paid in full (and I live across the state). I called one reference and he seems to check out.
