@Kiera Underwood yes I can do 60k at 20% down, okc seems like a great market but would be terrified to do an out of state buy and hold for my first. If you dont mind, can I direct message you to pick your brain about OKC?

@Christopher Bunge 🤣🤣🤣🤣🤣🤣🤣🤣 I laughed so hard. You are the second person that is totally against it and as a newbie I dont think I want to start with something so difficult. Also thank you for the gentleman's name that rents to students I will go and read his posts .

@David Sisson that was some really good advice. Thank you. I am looking into cheaper homes to minimize loss (not that I am hoping for one, just cautious); I want to buy something I dont have to put too much money in and hold as a rental, if all goes well I will take more risk and venture into more buy and hold and some fix and flip when the time is right

@John Hovanec thank you. I am in the middle of Charlston and Columbia and about 2 hours away from Myrtle Beach so kinda far away from the beaches. I am interested in looking into Myrtle Beach because my wife has a brother that lives there and he travels back to Orangeburg every other weekend and he says it's not a bad drive.

@Christopher Bunge Thank you for thoroughly explaining that, I am always happy to learn. Yes there are plenty of homes here for cheap but I am more interested in homes close to the college. There are two colleges next to each other here that should provide rental opportunities to students. Do you have any experience or opinions about renting to students?

@Christopher Bunge thank you for your response. Andrew Lucas did reach out and invite me to the BP meet up on Tuesday so I will attend. Also, i am really new to REI so i dont understand what you meant by:

"C properties have the greatest return on paper and are the most work." Could you explain alittle more C properties. Thank you
