Hello BP,

So I know the different ways you can get a loan when buy a home under your name. FHA, conventional, private, HM etc. If I get an LLC how do I go about getting loans? I know HM for sure but can I get conventional? What are the options are out there for LLC?

@Daevion Poindexter so as I said I am new also so I am not opposed to mentorship but I am definitely not doing gurus. My RE agent is also an investor in my area for over 5 years so he knows alot. I bounce everything off him so I guess he is like my mentor. If u can find someone like that it would be great. The first RE agent I spoke to was definitely not inverstor friendly so ensure whoever u find to be a mentor they are investor friendly because there is so much to learn and you will have alot of questions. Also, what could you offer a mentor? My RE agent knows I will buy all properties through him and he will get that commision so it makes sense for him to give me good advice.

@Daevion Poindexter ok so listen to the podcast that talks about wholesaling, you should probably listen to the buy and hold and flipping also just so u know how to do comps and that should help u to know what to look for when u start. The more education u have about all the different types of REI is the better wholesaler u will be.

@Daevion Poindexter there are a few I really love, the ones that are titled "how to get started or working a full time job with doing REI" are my favorites. But honestly start from #1, you will not be disappointed and you will be surprised how fast you learn, just take it one episode at a time, every episode teaches something different and u will know which ones to skip, I know it seems like alot to start from day one but it is worth it.

@Karina Villamar I have not done my first deal yet but I am currently looking at properties I am interested in, I have meetings with 2 banks next week and I already have a realtor. I am starting with buy and hold because I have a little saved up for 20% down on the property of my choosing. However, I dont think u need to wholesale, if u have good credit you should be able to get a personal loan and then refinance to get a better rate.

@Daevion Poindexter start by listening to the BP podcast, I am new but it taught me so much. Dont just jump to the podcast for 2019 start from day 1 podcast 1. By the time u get to podcast 25/30 you should have enough confidence to move forward with your first REI. While listening to the podcast the forum topics will become more useful and u will know which topic to click on to better educate yourself. Hope this helps. I know it may seem simple but believe me the podcast gives u most of what u need.

@Kyle Trotman good question. I am new to REI so not sure but adding to closing cost seems logical. Will stick around to see the right answer
