The difference is perception.

Investors who do, do as needed as they are motivated to perceive the long term positive.

Investors who talk, talk because they want the positive, yet lack the motivation required to perceive their long term future in a positive fashion.

It's a buyers market. There is a slew of cash to be made in this market as an investor.

Buy low, buy forclosure, but REO, buy a fixer if you have to, to cover your costs. Remodel and upgrade as defined by the buyer's market. Sell at market value of course with the subject's typical marketing time. Take advantage of what you have while you can.

It's a horrid market to try to get into the appraisal industry and it's always tough to get into anyways. It is oversupplied and many are walking away today due to lack of work. You will have to work a minimum of 2K hours for 2 years minimum depending on your state requirements. You will struggle big time trying to find work. College education requirements also change as of 2008. Trust me. I am licenced, I know that arena too well.

Listen to REI, remain open minded. There is a slew of cash to be made in the investment industry in this and all other RE markets.

Yea that totally stinks, literally. We do a lot of septic where I live. We have an abundance of ill-informed homeowners who do not quite grasp the concept of maintaining their septic systems. We do not do basements so the septics are ground level. We get to feel the smelly effects of an ignored septic by walking around the exterior of the SFR.

I am very happy I to have found this forum of excellent minded peeps. I have been appraising for a while and I'm ready for something different. I have been here browsing for a few weeks to get my feet wet. Instead of buying my first house, I am looking to buy my first fixxer. Kudos to those on this forum putting the time in to help others.
