I started my real estate journey as a structural engineer for single and multi-family but just recently switched careers- I now work as an asset manager for a real estate company that invests in multi-family apartments. I operate two furnished rentals in the Bay Area! I am planning on joining forces with a cleaning service called Maidthis, which allows you to auto-sync your airbnb calendar with their cleaning service. It will automatically schedule cleanings, as well as cancel when needed. I currently use Smartbnb for messaging automation and leaving reviews, and I have found it to be wildly effective. They price based on listing, starting at $18/month for two listings, with a $9 or so increment for each property.

I know this isn't advice you want to hear, but I would say just go for it and see what happens! You can also create mockups on craigslist and see the demand that you are getting for the property. Check the short term vacation rental options in the area- Extended Stay America, Airbnb, VRBO etc. and undercut them initially to ensure you can build reviews and a brand. 

Also check airdna.com for your area to get harder data on vacation rentals. I'm in the process of my first one and I think the best way to see if it'll work is to pull the trigger and give it a shot!

I am in the process of furnishing my first rental and boy is it a lot to think about! I am currently compiling a list of items that need to be purchased (primarily looking at Ikea, Amazon and Costco). Does anyone have access to a list of items that are needed to furnish a rental/ know where I can find one? I am currently compiling one but I always feel like I'll forget something, and the best way to mitigate that is to collaborate with others. I'm happy to share my list once it is finished. I am creating a tracker that price compares between stores, with the URLs to easily access/view the item online.

I'm currently looking at Star One to refinance my car (they prob do HELOCs too). Interest rate is 3.3% which seems very reasonable. There's also a promo code which I can give you that would give you $120 and me $60. Haven't fully signed up yet (still in the process) but check it out and let me know what you think! I'm in the process of analyzing deals for small multifamily properties and I'm wondering whether, in your experience, rentometer was accurate for 2,3,4 unit properties? For instance, if you were analyzing a duplex (each unit is 2 bed 1 bath), would you just put a 2 bed house in Rentometer?

I recently moved to Boston and and looking to start providing short term furnished rentals in the area. I am wondering if anybody has experience or interest in doing this any help would be greatly appreciated. Ideally I would be renting out apartments and turning them into short term airbnb and extended stays for traveling business professionals.

I'm just getting started in the Real Estate world and am looking at a few properties. A property that I am currently looking at doesn't have many comps near it to identify a realistic ARV. Does anyone have any suggestions on what to do in situations like that? Thanks for the help!
