Im considering a self directed IRA. Does anyone have experience with them? There are a fair number of rules and regulations, but I'd like to learn more if someone has real world experience.

Questions that come to mind:

How do you deal with repairs you perform personally... Does this jeopardize your status?

Is AirBNB considered a property manager?  If not, is there an automated service that can perform as the property manager?

If I drain the IRA account for a repair or improvement what are my options?

Has anyone used a non-recourse lender? If so are there weird stipulations?

I'm newish to Houston and looking to shift my investments from appreciation plays (4 or less units) to Mom and Pop Multi-Units that could use improvement.   If you are a realtor with a portfolio of 5-50 unit properties in the Houston/Dallas area I would like to speak with you.

@Valli Smith @Amber Koontz @Mark Nolan Thank you for the warm welcome!  I am already "knee deep" in the podcasts and YT videos.  I am just getting started with BP but have had a RE bug for over a decade and have transacted about 10 deals over 13 years. My passion continues to grow and Im thinking about more significant investments now. Do any of you know of a good RE agent/broker in for Buy and Hold Multi-Families the Houston Area?  

Rod, do you have anyone you would recommend?
