The South End isn't too bad, that's true, but also the ho,mes are so old, there's so many issues all the time...

I go with buy and hold mainly for two reasons. I was raised that way, you buy and rarely sale, that is how you build generational wealth - you accumulate and pass it down. Also, flipping is more of a job than investing, I'm looking to work less and have passive income more. Though the reality is that managing these old properties is a part time job too. Especially now when I'm still stabilizing...

On the subject of tats, would you grant the tenant a one-time discount on the rent if you're actively addressing the issue?

We sealed all the mice/rats enrty points to the property and the exterminator comes every week to refresh the baits...

Find a different PM for the new property. If they're better, give them the old property too.

From my experience with PM, they not only suggested the insurance cover the roof, they fought the insurance till it was paid too. A few years later they also got the same house completley resided by the insurance.

On the other hand, they charge a whole month for leasing...

I'm with @Michael Noto. I've been in Hartford for only a year now, even less, but can tell you that my goal further down the line is to get out of it and into better areas. And I didn't even have as gun in my face (yet...).

It's just the constant maintenance of the properties and the tenants erodes the bottom line in reality, despite how lucrative it seems on paper.

There are deals in Hartford, but you have to line up a property manager before you get into it, because it's Hartford is a PITA that no one is willing to manage.
