In Hartford, CT you get a duplex for $100k and you can get up to $2000 in rent for it. BUT, and I'm learning it's a big BUT, it's very low end, some might say war-zone. The tenants are needy and so are the properties, being 100 years old...

And no one will manage it but you. I get approached every week by other landlords to see if I'd be interested in managing for them, but I'm not interested either...

I let my tenants go to the bank and deposit cash directly into my account, but it's getting increasingly difficult to find a bank that will allow cash deposits to third-party's account. My tenants do not have bank accounts. FDIC estimates 10 million adults are unbanked...

I'm interested in knowing about the envelope that the check was in. Where was it stamped from. Most times you can see the post office stamp with the date and location it was mailed from...

@Christopher Lane My husband is a doctor, so I know the mindset. What is her plan for retirement? 401k is a joke... What's her plan if she's injured and can't work anymore? Insurance runs out eventually... What sold my husband is that even if I fail there's a building that we can sell to get the money back. Unlike that bicoin I let him loose 10k of our money on....

I just started, but I don't think I'll be able to rest till I make more than my husband. Then I'll come home and ask him "what did YOU do all day?". Sounds vindictive, but most stay-at-home-moms would understand me...

@Alexander Wardell Not gonna take you through my sob story but I have recently learned the hard way that better have a fresh start with a property and certainly if you suspect a code violation. @Russell Brazil There was nothing suspicious, even the city people seemed a little baffled. In hindsight, the fact that both entrances to the unit are in the back, which is the fire marshal's complaint, should have raised a red flag. There was an inspection done, but I never got the report because the realtor had a dispute with the inspector and I was out of the country. I never thought much of it, cause I knew anyway the building is a rough condition, needing a new roof and other major work done. Obviously the realtor did nothing
