@Mahdi Termos I own and manage small multi family in Hartford. Just come hang out with me 1 day and you'll understand. It's very tedious time consuming, energy soul sucking kind of land lording. Partly because the tenant pool is low income and needy and party because the properties are old and in need of constant repairs. I have not made a dime in profits in 18 months, but I'm happy at least the mortgage and taxes are being paid down.

It is a good place to learn the hard way everything you need to know about managing rentals. Sometimes I get pictures or gratitude from a couple of tenants I helped get out of the homeless shelter and that too keeps me going...

Question: would you guys send notice to quit on the 10th, if it was every month for 4 out of 8 tenants at $40 cost each? They're consistently late, but pay with late fees... I struggle with this question every 10th...

@Keshia Romelus Hartford is rough. A few days ago 2 men were shot in the south end, which is supposed to be the better area. Today, I was in the north end and for the first time I was actually scared to get out my car. I drove away praying that things will turn around at some point...

Well, a year later I guess I'm on the verge of seeing the light here. I'm at the home stretch of renovating the building and have tenants lined up. Got a chance to help a single mom w/ 2 kids out of a shelter, so I agreed to reduce the rent for her. Otherwise, I was able to increase rents significantly (more than 300 a unit).

Hopefully the rough patch is close to over. BUT, I'm not doing it again, if that answers your question. When I buy again (and it will be a while) it will be in B areas.

@Michael Noto I have to renovate 1 apartment in a triplex soon. There's electric baseboard heat there too (the other 2 apts are natural gas baseboard). I contemplating upgrading to a natural gas.

What do you think? Worth it?
