What are some of the long lasting financial side effects of declaring bankruptcy after a bad investment? I caught up with one of my old school mates, who has found herself in crippling debt after blowing all her seed capital on a unit that didn't turnover. She suffered a pretty serious car accident, and has not been able to make payments on her cards and expenses for the past 4 years. I would recommend she seek bankruptcy as a potential option, but I thought to ask you, biggerpockets community, first.

I have always envisioned that resort on the beach in a tropical country. What avenues of investment make these projects happen? Do government development funds play a large role in this, or is the resort development market primarily dominated by private investors?

Exactly as it sounds, I am hearing so many different rates being bounced around from my friends around the world in their respective countries.What is a competitive rate in your respective state at this point in time? Are there any techniques to employ when seeking the best mortgage rate? How limited is choice of mortgage broker or bank,I once had a teacher in secondary school tell me you can use a bank almost anywhere in the country to supply your mortgage, thus allowing you to shop around.

What is the fastest way to grow seed capital prior to investment? Should l be keeping it in a high interest business account? Or investing in traditional stocks or bonds? I don't feel adventurous enough for bitcoin. What is the highest growth holding mechanism for my initial investment capital?

So here me out here. Everyone knows about (CAPM), the Capital Asset Pricing Model, from basic finance. Basically the model used for calculating expected return on a real estate property or other financial assets. But what about WCAP - wise capital asset pricing. Why just calculate a return on anything, why not look for wiser investments using more qualitative measures and then pricing it with multiples or premiums based on non-quant measures. I think there's too much focus on quantifying everything but it can't really be drilled down to that in REI because it's much more personal.

@Joshua Greenberg it's been family friends and close connections that referred me to others. The closer to your network the better, IMO. That way if you can't get to the seed capital there's gonna be a mutual connection that can bail you out.

I haven't had that issue. I think if you go to the right meetups there's a ton of investors happy to talk about seed capital and work with you. Might just be a matter of try, try again. I found all my investors from my local chamber of commerce conference.

@Charlie MacPherson thanks for the insight! I've seen short sales talked about a lot along with foreclosures but didn't realize the complexities and timelines behind it. I'm trying to find deals to do REI with as little seed capital as possible but maybe I should be careful about looking at short sales. Would you recommend going after foreclosures/sheriff sales instead?

I think seasonal properties tend to have higher price points so it'd be tougher from a seed capital funding perspective. That being said I have a friend with a couple beach properties and she does really well and as long as you have income the rest of the year I think you can make it work.
