Especially if the town/city offers a "no" or reduced tap fee for connecting to the public sewer, I would do that.  At some point the septic tank will need some maintenance (pumping, inspecting, repair) and that would be the landlord's $$$.  

As a realtor, I get excited when a property has public sewer or public water...there is less for the property owner to worry about and repair.  If you rent the property out, the tenant should pay for the sewer/water service.

Of course, if the septic tank/field is only 1-2 years old...that would be a harder choice.  If you chose to not connect to the public sewer right now and waited 5-10 years, I'm pretty sure the tap fee would be noticeably higher then.

At the end of day, is getting a "killer deal" by creating a win-lose situation more important to you, or getting a "good deal" with a win-win situation?  

In 20 years would you be better off doing the deal (buying in the $20k's), or losing the deal to another buyer who offered just a little bit more than you?

You might want to inform that agent's Broker in Charge, too...right after to hire a real estate attorney.  If the listing agent would do that to you, they have probably done that before.  Keep records (print out emails, texts, and summaries of phone conversations and the dates).  Good luck!

There are properties in Moore County, NC, that could be good long term rentals. As a realtor and investor, I come across a lot of property that has potential.... there's many lots that have a "tear down" on it that would be great building lots.

Multi-family...I know of a duplex and a tri-plex that could benefit from a value add. One is on the MLS for a long time, the other is off market.

Among other things, the Pinehurst, Whispering

Pines, Carthage, Cameron, Sanford, West End, Seven Lakes, and Vass areas (Moore County or right next to it) are good for long term rentals.

Ft. Bragg (Fayetteville, NC) brings many higher ranking families to the area that are looking to buy or rent in Moore County, NC. Good schools and "safe, beautiful" neighborhoods....Moore Regional Hospital and Fitness Center, Sandhills Community College, and many restaurants and charming stores are all here for you to discover.

Local interests: international golf destination, equestrian farms and activities, hiking, four seasons, mild winters, and friendly people draw visitors to this area.

Did you say that foundations on Yazoo clay must be watered? I'm in NC, and I have never heard of watering a foundation.... please elaborate.
