I would take the information above and suggest the same. Also, once you narrow down the area that you’re looking in, I would enlist a real estate agent to help. If you’d like, I have a pretty thorough agent referral list nationwide, just let me know! Good luck on your search.

Absolutely okay. I work with several investors, and even refer them to investor-friendly agents in other states to assist with their searches, where I’m not licensed. It’s business, not a marriage. In the end, we’re all happy, reach out if you need some agent referrals! I’d be glad to help. Good luck.

I also recommend real estate Xpress if you’re looking to get it done and are capable of studying solo. They usually have discounts too, which helps, especially with the fees that you’re going to be paying in the future, lol. Good luck!

I agree with Jonathan above, check out those areas close to home too. As far as out of state investing, find an Investor-friendly Agent in the area(s) you’re looking. Personally, I assist my out-of-state investors from the jump, as much as possible i.e; work for my commission. I have some agent referrals in some states outside of California, let me know if you need help once decided. ~S.S.

Quote from @Jon Kint:

Hi - new investor looking to purchase 5+ unit commercial properties. Aside from using the various websites (Crexi, Loopnet, etc..), what is a good way to source off-market deals? Is there anything more to it other than building relationships with people in the industry?

Anything helps - thanks!

What part of FL? I can possibly refer you to an investor-friendly agent.

Quote from @Bart Winsko:

I would first start a full blown investigation into this lasagna situation. Investigate both families lineage into the creation of lasagna making...then point the blame due to probable cause.... just kidding. If I were you I would just pay the $450 for the repairs and move on. Write both families a letter and inform them that you will be visiting the apartment to explain to them what suppose to go into a toilet/sink and what does not.

Goodluck...

 LOL.
