much information to know to deal with section 8. Keep in mind these people are receiving assistance to pay you every month. Dont do it if you have a choice to rent to a reliable normal tenant.

1. Include in rent, raise rents to accommodate 2. Tenants cannot be evicted for unpaid water in baltimore city using failure to pay rent/rent court. This would become a breach of lease filing, which is more time consuming and expensive. I include all water in rent and raise rent appropriately. Rent court/eviction for unpaid rent if unpaid. You should do the same.

Pay for tge premium if youre using it enough. Not such a massive outlay that its worth cutting corners. If youre going to use go section8, give it its best possible chance. However, i have always found that using the website to search and mass email people on that website that fit your criteria is the best way to do it. That way, you know theyve seen it and have a chance to consider your places

It has been my experience (i have fought these people multiple times in overwhelmingly one sided my way cases) that if a case has any room to go either way (you say 92, they say 110?) that unless there exists an egregious/obvious problem overwhelmingly justified (aka youre at 50 theyre at 110 for equivalent best use)...then u will lose because your existing value is relatively close.

The value difference your seeking, particularly given your appraisal which to some extent is relative, will not be successful. However, if you send it in with the appraisal, maybe something will happen...but dont count on it.

youre paying for his time. its not ridiculous if he credits his commission against it, i suppose. But i would offer something more favorable...less upfront, a portion refunded if nothng happens....something like that

Maybe, every tenants circumstances can change no matter the screening. no such thing as a guarantee in this game...HOWEVER, if you put something nice toghether in a decent area thats reasonably priced, youll rent it. If youre willing to do the legwork to get the voucher in place and screen it yourself,  youll be fine. Tenant screening isnt rocket science. The Vouchers existence already takes care of the income component, largely.

there exist two baltimores....one is where a well to do human might live by choice, the other is everywhere else. your house is in "everywhere else". And "everywhere else" is where landlords cashflow if they know what they are doing. The first place is where cashflow rarely occurs because taxes are insane, home prices are insane, and rents dont correlate. In truth, one can rent a house anywhere in baltimore if they know the neighborhood, ,house, its not in an impossible spot, its put toghether correctly, and priced correctly. Good luck

Not safe to say at all actually. 1. Big difference between 2 bed and 3 bed 2. Big difference in locations. 3. 1400 a month is pushing the limit on what less well to do people can afford.
