Post: Inexpensive Postcard direct mail

placing an order this week for my first round of Direct Mail. Already bought my list.

I'm wanting to do post cards instead of yellow letters and want to know what the best way to go about this is. Do I just order 1000 postcards and then buy stamps to mail them out myself, or should I go with a company that prints and mails them for me?

I'm about to send out my first set of direct mail hello letters and put out my bandit signs. I live in Garland but since the Dallas area is so competitive for Wholesalers I've decided to focus in more rural areas.

So my question is, are there Buyers interested in country properties? In areas such as Royse City, Caddo Mills, Greenville, etc.....

Hello, I found a property I am interested in purchasing in Greenville, Texas and found out it was owned/being sold by another Investor. Any advice on how to find out who that investor is and how I might go about getting in contact with them?

(not listed on Appraisal District website, already looked there)

I have my eye on a property in East Texas that has been on the MLS for just over a year. It is currently owned by the bank and is in need of a MAJOR rehab. Listing price is $45,000

But......all I see is potential! It's a SF that was once a duplex and I want to turn it back into a duplex. PLUS, there's a 3 car garage in back with an unfinished full apartment above.....A 3rd rental!!!!!

So......I'm pretty much cashed out right now and already have 2 mortgages. I need ideas as how to get this property. I can't do hard money since I don't plan on selling. Any ideas or suggestions, really dont want to miss out on this opportunity!

Hello All, I am fairly new to real estate and looking to gain some experience. I have just 1 rental property and are currently in the process of selling my first live-in-flip. My husband and I bought it 4 years ago planning to flip it in 2 years (to avoid capital gains) and ended up having 2 kids in the process so it took a bit longer than expected. We are now searching for another flip as we prepare to put this home on the market.

Before having my kiddos I was a Property Manager and LOVED real estate. I still have a passion for real estate now that I'm a stay at home mom but feel it's taken me a long time to get anywhere! So this is why I'm posting on Bigger Pockets.........

I'm ready to jump in and take the plunge! My main area of interest is wholesaling. So I'm asking if there is anyone in my area (I live in the Garland area at Hwy 30 & Beltline) that would let me assist them to gain knowledge and real world experience. Like I said, I stay home, so I could mainly do phone calls, internet searches, data entry, mailers etc...... I also have a nice camera and could do property pictures. I am also willing to get a sitter if needed to attend meetings with potential sellers or put out bandit signs.

Thank you for your help and hope there is someone out there willing to help give me my start!
