Ultimately the marketplace rewards us for the value we bring to it, so the real answer for finding a partner is being someone who delivers value. Practically, playing the long game and building relationships for their own sake will be crucial.


 Hey Nate! Thanks for the advice! 

In terms of bringing value to the table, I would say I bring some value for short term rentals, in that I have some knowledge of how to manage and know certain locations. 

This is all through study for location, house type, pricing, platforms, overall design and customer interaction. I’m looking to get my hands dirty by helping an investor with finding a property, setting up, and managing. For a percentage.

BPCon was just here in San Diego. It was very good opportunity to network.  I am going next year to Orlando.

Meetup.com is full of RE meetups.  In San Diego, there is one most days. 

Bigger Pockets has an event section that lists upcoming events local to your area. 

Not exactly local, but my Wife just signed up for InvestHer conference.  It is in Scottsdale (not local, but easily drivable from So Cal).  There may be other RE/investment conferences that are drivable from SoCal.

How would you go about finding an equity investor and/or seller financing? I would like to get into STRs via sweat equity. I believe I have some decent education in STRS and having an investor with some real estate experience would be great. They would also get a passive investment.

Looking for an affordable contractor or handyman to finish off a way too extended out home reno in 29 palms. Any recommendations?

As long as the well is good, well and septic aren't an issue. Make sure to get a water softener for the well if there isn't one there already and you should also get Reverse Osmosis drinking water at the kitchen sink. The well water in the high desert is hard water. My property in Morongo Valley is on well water and has septic too and we have had no problems. The well should be inspected annually and the septic should be pumped every 3-5 years depending on usage. As for the road, it looks like you have a wash with multiple branches that goes through the area. When it rains, these washes fill with water and become temporary rivers that can degrade roads. The wash cuts across Morongo and Sunrise Ave and these are major access roads to the area. I'm not a geologist so I don't have an expert opinion on it but if your property is on Kelsey, you're definitely going to have times when the property is hard to access since the wash cuts across it on one side and the wash cuts across Morongo on the other side.


 Hey Jason, thanks for all the information. It's really helpful. Yes my house is just off Kelsey. I might just finish renovating, refinance, and LTR. The problem is LTR with these current rates with barely cover the mortgage.

I would ideally want to sell and buy in a better STR market but i dont think its affordable with these rates, and it will be hard to sell.

Any advice?
