Equity investor and/or seller financing

How would you go about finding an equity investor and/or seller financing? I would like to get into STRs via sweat equity. I believe I have some decent education in STRS and having an investor with some real estate experience would be great. They would also get a passive investment.

Sending offers in volume. I send about 30 offers a day, half are not open to seller finance, other half are open to it. Highlight the benefits to it, you can get someone full price asking if terms are right
