Hello I called my insurance company amd tried to convert my homeowners policy to landlord policy. Apparently the company no longer do that in California.

So recently we accidentally left the side patio door open and water from the rain got in. Our insurance company denied the claim saying it was ground water damage. They have nothing to prove that. They denied my claim. What should I do next?

Yeah we lucked out on our recent property purchase. Our appraisal came back 190K over the purchase price. Sellers were in a rush to sell and we made an offer to close in 10 days. So I think we are seeing some deals.
