Hey Nikhil! Just messaged you. I am a realtor in Traverse City. Some great spots to check out, Slabtown condos - only a few come with STR but great spot and popular for travel nurses in the winter. The GT resort - older condos but rent well during the horse shows and have a low HOA. Elmwood Township does not have any STR licenses available and do not predict any coming available for a few years. Let me know if I can help at all.

I have to agree with Bryce on this one. Our first property is in my hometown, three hours from where I live, so I know the area really well and still have some family there.. but, even with that, it was pretty stressful in the beginning. Things came up a few times and I had to cancel my showings or appointments and jet down to handle it. Luckily, I could at least drive there and we have worked all the kinks out now but would also recommend being closer to home on the first.

If you're ever considering a Northern MI beach town, I service Grand Traverse County and surrounding areas. Full transparency though, a lot of the townships with lakes or lake access are getting stricter with STR. The entire old mission peninsula in Traverse City doesn't allow it. Luckily, we have great long term renters up here. Reach out if you ever need guidance on that area. Best of luck!!! Real estate investing is great!

I have a family member who is moving to Chicago and not having much luck finding a place to rent. Looking for a referral for her who specializes in renting (not purchasing), but maybe someday as she is young!

Hi Stephanie! Welcome!

One thing that I have quickly learned is to find/lean towards properties that can be good long-term rentals as well. I am not familiar with other states, but in MI, STR rules change all of the time, so I am constantly telling that to my clients who want STR properties. Random side note: Travel nurses seem to make the best renters and are good for covering quarters/seasons of life.

I am super excited for you to dive into the world of investing, how exciting!

Hi @Nick Huffman! Welcome to BP! I am in a similar boat as you and have found these forums to be very helpful. I am in MI but will keep your name in mind if I ever need an Orlando referral.

Hi @Stephen Barton! It is tough out there right now but I feel like getting good deals lately is something I have had great success with. Honestly, I think the thing that has worked the best for me is forming great relationships with other agents in the area and being strong with my communication. Don't ever be afraid to ask questions to other agents, the worst they can say is no (I still have to remind myself this when I have to call the "not so nice" agents). Good luck!
