Good Evening BP Community!

I'm mailing out my 2nd Postcard/ DM Campaign.

My question is about potential deals with absentee owners out of state or simply out of my immediate city.

Say i find a motivated seller and get a purchase agreement completed (Step 1 prior to the Assignment contract to a motivated buyer).

In your experience, what city does the title company need to be located, the same city as the cash buyer?

To put a specific example, lets say I find a deal on a house in Naples, FL and the absentee owner is in Georgia.  Can close the deal in Miami, FL (My current residence.)

Any feedback is greatly appreciated.

Hey guys, so i went out for good 1.5 hour drive for dollars cruise and found (10) properties to follow up on.

After looking them up in the county database, i found 2 or 3 that are bank owned.

Just curious, have any of you been able to contact the bank and make a deal?

One of the properties were owned by a bank from out-of-state.

All,

i just wanted to share a minor update.  I did send out (7) letters after looking up info on my local property appraiser.  

I received (1) call out of the (7), but unfortunately it was not a motivated seller condition.

I am excited about the response rate.  I have also sent out my first direct mail campaign.

Looking to take advantage of the long weekend away from work to focus more on finding deals and more driving for dollars.

Hello Fellow Wholesalers!

Ive got a question on the "Post-Process" for driving for dollars.

I drove around today and found multiple unkempt homes that were merit to chase as a potential abandoned home.  Ive researched on my local property search records at my county website and have found the owner info (missing phone numbers).

In your experience, where do you go from there? I tried looking up more owner info but the best I can come up with is mailing address.

Do you simply mail a postcard to see If they are interested in selling their home?

Hey guys,  great dialogue here.  My main point of focus at this time, is where do you pull your mailing list of motivated sellers?  The center of result i have come across is Listsource.com (Absentee-owners).

any feedback on this?
