Welcome to BP Baxter from a fellow spokanite!! I certainly think you are on the right track with multi families, and the good thing is there are so many options available as to how to do it. I think FHA is a great way to go especially if you don't currently don't own a home and are renting, why not let someone else make payments for you while you gain equity in a home, and future cash flow? There are some other considerations going FHA as well, not all properties are offered FHA so this limits your market. There are quite a few currently in Spokane, I have been looking for one for my daughter for about 3 to 4 months now, not a lot of inventory ATM, and not a lot of great deals at least for FHA. I hope this helps some and if you ever want to grab beers and talk shop just hit me up.

Welcome to BP and as a fellow spokanite Todd!! You're certainly on the right track. There is a wealth of information and knowledge here! I love your thoughts on getting started with a BRRRR project to learn multiple facets of REI. I am actually trying the same and working on 2 atm, one a new construction and one a total rehab. Take the others advice and learn as much ad you can, but also get out there and DO!! If you ever want to talk and gran a beer, feel free to give a shout out.

Thanks Sue. The homes all around are 3 or 2 beds with a couple 4 bedrooms. I think this is the smallest around. We are leaning towards putting an addition on the back of the house changing up the configuration and turning it into a 2/1.

Welcome to BP Gabriel!!! You are certainly off to a fantastic start! So how did you decide to start investing in Baltimore? Been in the area? Grew up there? Have some contacts? Or did you just do some research and land on that area? Certainly interested in how you came to that decision. Yes we do!! But its gonna be fun. This will be our first rehab, so a great learning experience. Just trying to figure out if we fix what is there, in other words keep it a 500 square foot 1bed 1bath, or do we go bigger? Or even more, the lot is big enough to build back more and possibly make it a duplex? Who knows, lots to consider.

Ok, so here is how the situation has gone so far. After roughly 2 hours, I got a call back from the police. They stated that there was indeed vehicles on the property, I told him the place was vacant and anyone there was not welcome. He told me "they have every right to be there" (this blew me away by the way). I asked why he says this, and he says "because we just bought the place right?" I said that we bought the place over a month ago, we served a termination notice, which the tenant signed, then the tenant sent us a text message stating "He is done, he is out of the place" and that we changed locks yesterday, nothing was left in the house and only the garbage was left outside around the dumpster. The cop said "Did you serve an eviction notice?" I said no, why would I have to evict someone, who left after the termination notice and told us they were gone, and that nothing was left so we changed locks, no need for eviction. He said "Well there is nothing they can do without an actual eviction notice, that they had every right to be there, it would be as if you and your spouse got in a fight, and she kicked you out. You would have every right to come and kick in the door with no repercussion." I asked him if he was telling me, that I could go kick in the front door of any house that I ever lived in, because I had the right to be there since I lived there once before? He said no, and I asked whats the difference, theirs a time frame or something? Plus I don't even know who is at the house, I am pretty sure its not the guy that was living there though. Ok so I am gonna basically cut the story short here. Basically they did nothing and told me all I could do without an eviction notice was to have any vehicles on the property towed away and that if they got there cars taken away, they would think twice about coming back. I am not sure if that would even work, it would probably end up backfiring on me and I would end up paying for it somehow. Anyways, so after work, we went back to the house, and found that the basement windows had boards just pushed up to the holes, so we actually anchored them, sandwiching the foundation between the outside board and a board inside, so they can just crawl through. Then we boarded up the garage doors so they couldn't hang out smoking crack (or whatever it was they were doing) inside it. We boarded up the windows on the back side of the house, screwed the back door shut so it couldn't be opened (it needs replacing anyways), put a board over the front window. Set up no trespassing signs around the property, and ran some caution tape (mainly for effect). We haven't heard anything from the neighbors for 3 days, so here is to crossing our fingers. Going over today to take some measurements and draw out existing lines so we can figure out what to do with it, so I will see if anything looks like someone has tried to gain entry.

Well it looks like it went as well as could be expected. The tenants are out, they did an "ok" job getting there stuff out and we didn't have to go through with the eviction. We went in yesterday to do a preliminary inspection, take some pictures, and change the locks (we will put in new doors later). Now we just have to try and keep the visitors from coming back at night. One of the neighbors texted me last night to tell me they were back, so I called crime check to have them take a look. We will see how it goes. I was going to post some pics but it looks like I am not able to do that on an android phone. I will post some when I get near a computer. Time to figure out what we can do with our little place now.
