I miss-typed the price when I posted it this morning. I miss remembered the contract amount. Sorry, it was a small adjustment. 

Also, buyer to pay all closing costs. 

We have a seller with whom we have completed a transaction in San Antonio, TX (our local market) that has a tenant occupied condo in Cheyenne she would like us to sell. 

  • Built in 1983
  • HOA $250/mo (includes insurance, water and exterior maintenance)
  • 3 levels with private patio
  • 3 bedroom suites (each bedroom has full bath, top floor has 2 suites, main floor has living/kitchen/dining/half bath, lower floor has a suite with living room and laundry closet)
  • Price includes wholesale fee
  • Remodeled in 2011 (new SS appliances, tile floors, interior doors, interior & exterior paint)
  • Lease is currently expired and is month-to-month

We have come across a seller with land in Wimberly, TX. It is 8.594 acres between Blanco and Dripping Springs. Owner planned to retire there, but lives elsewhere. 

Anyone knowledgeable of the area with suggestions?

We have been running across many opportunities to purchase current rentals in San Antonio that are 80-90% of ARV. These properties are rent ready to nearly rent ready. Some have tenants and some are currently vacant. We are looking to gage interest in these types of opportunities to either partner with private lenders that want to have longer term loans that we would then seller finance or provide the lead to buyers for a finder's fee. I have a contract on a historical home in the highly desirable downtown area in Boerne, TX (San Antonio metro area) that I am looking for a JV funding partner (50% of final profit). I have 70% & rehab financing available and I am looking for the partner to bring in the gap funds. The project purchase is $214K, $100K rehab (full gut and redo), ARV $425K. Rehab is estimated to take 6 months to complete. The inspection period will expire 10-8-16 and close is scheduled for 10-14-16.
