Is there a penalty for moving out and renting your property in a short time frame? Let's say I purchase a duplex using an FHA. I tell them I am going to live in one side and rent out the other. Then a week after closing I decide to leave and rent out both sides. Is that wrong?

There are three aspects to real estate that you'd better get right: principles, finding and working.

Well over 90% of people on this site do not understanf the first part so they jump into finding, or worse yet, working. Imagine waking up mid-flight at the controls of an airplane without any knowledge of how (or where) to land!

Once you've studied real estate principles, including basic title, documents, valuation, financing, etc. and are ready to begin finding, I suggest you make a field trip to a fishing tackle shop, a hunting gun store and a gold prospected supply store. 

See what they each have to sell, how they attract customers/prospect, and the different methods each use to find, vet, attract, reach and hook/capture/shoot/trap or unearth. 

Also, see how much money is made selling people specialized knowledge and tools. 

Your best time will be initially spent learning what makes a deal and how to recognize how you will exploit the opportunity and knowing what to steer clear of.

 Is it really hilarious? 

I wasn't looking for a website that spits out deals. I thought it would be a good idea to take a look at specific websites that people use. After all this website is also meant to help people that are getting into REI. I am studying and learning more everyday. I wanted to look over some websites to I can get an idea of what is out there on those sites im not trying to take a short cut

Hey, any suggested websites that investors go to so they can find some of these deal i read about? I know i won't find houses for wholesale deals on trulia or realtor. any help? Thank you guys

Dominic Jones thanks. That sounds very interesting. I'm going to keep thinking about it because I found a couple nice deals around here, and yes I'm looking in my hometown. I feel like it'll be easiest for me until I actually am investing in real estate full time. You know?

Hey guys, I am currently moving in to a single family home with my fiancé and I'm considering investing in a multi family home later this year. Will it be possible for me to find a way around the 20% down payment for investors? Because I won't be living in the multi family of course.

I am seeing a lot of mixed suggestions on wholesaling. Some people say beginners should not start with whole sales. Others say you should. I wanted to see if some one can thoroughly explain the process of a whole sale deal and also what type of people (attorneys, agents, etc.) I would need to get through a deal. All advice is highly appreciated. Thanks for all of the help.

 I see what your saying. A house on the same street just sold for 130K. Houses around the area are about 110K or higher. Its near a school and its a good part of town.
