I was thinking about my first investment being near the ocean close to a very popular vacation spot. Summer time will be booked out from what I see on air bnb in the same location. But I know the off season will not attract people to stay there. Does anybody have property like this for vacation rentals ?

Anyone in the Vineland New Jersey area know about how much is the average rate to pay for insurance on a rental property? It's a single family , 4bed 2 bath. 1600 sf

Kevin Labourdette the property is actually in good shape for having such a low price. Not in the best part of town but it isn't horrible. I guess I should try neon pre approved

Elizabeth Wilson thanks for the advice. The thing is that I already own my home so I cant house house hack. I just wanted to start off small with some lower cost properties and work my way up. I guess I should try being pre approved and then look for properties

Okay so I've found a few properties that I want to purchase to start renting them out. After months of looking at properties. I attempted putting in an offer on a property that costs 54K. I have 20% to put down. The real estate agent is telling me since The house cost is so low I have to purchase it full cash because nonbank will fund something so low. Is this legal?? I think it's crazy. I see stories on here everyday with people purchasing and never heard of this. The property is in Nj btw.

Hey guys. I'm currently in the process of looking at properties to flip. I have a team in place to do all of the work and we believe we have a few properties that we can get rehabbed in 2 months tops. I was on realty shares looking for funding and saw that it loans are as low as 9%. Is this a common rate? Would you consider it a good rate for 85% of your project ?

Should I go to city hall and start up an llc if I am going to start renting out properties ? Or should I just go into it without one? I live in Vineland NJ and plan on investing around here.

I've been looking for deals for months now. I do not have a high paying job so it is very hard for me to acquire the money to put down on a property. However I found some one who is willing to be a silent partner and give me some money. I have been looking for loans but I get denied because of my income at my job. How does some one with a low income job get taken serious when applying for loans. I have a good credit score and I own my house now. Just need some advice.
