i have a deal at 1.4 where the seller agreed tentatively to seller finance downpayment at 350k do you have access to any equity partners who'd be interested in coming in for the purchase?

Started off sounding good with them getting me a line of credit but then switched to them  applying for credit cards with "Partners" during the initial conversation.   I was able to search and find this thread while on the phone and just told them I wasn't interested.  

There are several of these type of "Services" popping up all over my FacefBook now.  My advise is ask questions and be cautious if a company is trying to charge you 10% on whatever "'funding" they get you as they will just apply for 10 business credit cards with your information and then you owe them 10% of the limits.

The best I know of (and we can do this) is 15% down, but even then in this high interest rate, high tax, high insurance environment it's really hard to get a property to cash-flow positively without putting a lot more down. Most savvy investor clients we have are putting 25% down or more to get the properties to positively cash flow. It was a lot easier when rates were half of what they are today, but we're sitting at a 22-year high right now. We can do 15%...but I haven't seen one cash flow at that small of a down payment for a while. I wish I could share much better news with you. 




do you know of any lenders in the davenport area who would take a first position if the seller would be financing the downpaymment in second position?
