Arv based on comps 206K (just closed on a recent property in similar size that appraised for that amount)

Rehab estimate  20K (will fund this myself, new roof, and some cosmetic updates )

Exist: cash out refi with DSCR to pay hard money back, will leave money in the deal to cash flow

if you've never done something like this before i don't see how it would be responsible to 'raise capital.'

Hello, BP fam, I am currently looking for a private money lender or hard money that will lend  some capital either toward down payment or entire purchase price.

Has anyone seen any kind of owner financing anywhere on the west side of Cleveland? Or,any midwest markets out there where investors are seeing this?

@Shawn Krieger I'm hoping for more than 50% towards my commission. I'm a beginner so I'm hoping that's being realistic.
