Nope never been to those before. I'm still pretty green. But I'm pretty eager to do my first flip as I can do all of the work for renovations. These meetings sound like a great opportunity to network! looking forward to that. Where do they usually Meet? also what day of the month? Thank you for your awesome insight.

How do you guys know that Smithfield is a desired area? do you just know from word of mouth from other investors?

@Susan- The investors I work with do most of their flips in Norfolk and chesapeake area and they seem to be doing well most of the time. But flipping a house here in Smithfield would be awesome. And I'm always looking for new clients. 

@jassem- Isn't there a lot of competition for HUD houses and bank owned? also certain restrictions?

I'd say it is looking that way. it's a small quite country town. But it's not too far from the city. Think it's worth investing?

I live in the Hampton Roads area just a few hours away. So you're basically cutting out labor. I've done houses where I just get what is called a dry rough in, which is just framing it up. The labor portion of this cost me 5-10/ sq ft. depending on if I wanted some crazy roof. which means either trusses or rafters. Also im an electrician and for open studs I usually charge 2-3 bucks a sq ft with material. hope this helps.

I'm an electrical contractor who works on rewiring and remodeling houses for investors. I am looking to getting into investing myself. I was just wondering how the market is in Hampton Roads area so that I can get a few ideas of what to do. I'm very interested in flipping as I am already involved in this area.
