Has anyone done a HELOC or equity loan on investment property in Texas? Talked with a couple lenders that only hold 1st lien positions on investments.

New development. Buy homes new 2/2. Near college. 50 pads developed. Expected rent $250 per pad or $900 per MH. Tenant pays electric. CAM $1750 month T/I $2500 month. At 90% occupancy only pads $84,000 NOI year. With MH T/I increases to $7500 month and $345,000 year. Capital to develop with only pads $1.2M. Add $2.2 to purchase MHs. Sells at $3.9-4.1M in 3-5 years.

I’m looking at Mobil home park development. I have enough investors to purchase the Mobil homes to rent. First Mobil ownership. Would you rent just pads or make $900k investment into owning Mobil homes and getting bigger renturns?
