I would keep doing research on them, that is too good of deal on investment property.

Why $70k down? FHA will give loans with 5% or less down. If you plan to live in the house more than 7 years it makes sense. If you like to move every 3-5 years, then I would rent. The economic cycles usually happen on average every 5 years.

I would buy a house a flip that you could move into, then you are gaining equity from your rehab work. I would use the least amount possible to purchase the home and put the rest into investment homes. If you invest in two houses and make $300 each you have just lowered your house payment by $600 and gaining equity in three houses.

I purchased my home as I had small children and planned to occupy the same house for 10+ years, plus I purchased as the economy in Houston started to rise in 2011 with interest rates still low (3% on 20 year fixed, that is almost free money). Heck GDP will rise more than 3% this year, first time in 10 years. Home prices have risen 50-75% since that time. My house value has risen by 90%. More significantly in the last year as our neighborhood has never flooded, which has a large economic impact in Houston.

I have been in commercial real estate over the last 20+ years, so I understand and study economic impacts and real estate market trends a little more than the average person investing in residential.
