I am wondering if anyone has any experience with property managers in the Holland, MI area? I have reached out to the ones on Google, but none of them have that great of reviews so I wanted to see if anyone has good/bad experiences with any of them?

Why do the tax deductions affect your loan capabilities so much? I haven't heard that before. I deduct everything I can.

I agree with the posts saying to just get the tenant out as soon as you can. Get a good family in there that is going to cause less headaches. I only held onto my inherited tenants to float the rehab costs, but there doesn't seem to be must benefit here to hold on to him. 

There's always a hospital visit or wreck or death that causes them to not be able to pay.

Hey All,

I am relocating to Atlanta from Grand Rapids. I currently have two properties in GR, but since we're moving, we would like to start buying properties in ATL. 

The problem is that we are not really familiar with the area. I lived there for 6 months for an internship, but wasn't interested in RE at the time, so I didn't research the local areas. 

Do you all know of good property managers and REI friendly agents from ATL that we can start connecting with? I'd prefer the suggestions be of people using these PMs or Agents, if possible.

I panicked on my first deal. It's very intimidating as a first experience. What helped me was just connecting with other investors to find referrals on good contractors to get things updated and reading the Book on Managing Rental Properties by B Turner. Those two action items really got me going and made me feel comfortable. It's really not bad at all on the other side of being done with the first deal. I had a gentleman on here send me a link to Rental Owners Association website where they provide a list of preferred contractors and vendors in my area. You should Google that as a good start.
