Thank you! So I'm still a little vague on something. Are these utilities just out of my own pocket, or are the utilities averaged and included in the rent? 

For example, when I bought my primary, I was able to get the past three years of utility bills so I knew the average it would cost me.

If you're looking at a property, and the owner pays gas, electric, water, and / or trash, what are your thoughts on transitioning the next tenants that move in to paying all of their own utilities? This is assuming that the competition is not paying for all of these items. I know that if the competition is paying for these items, then I would run potential tenants off if I didn't pay for it.

@Brandon Turner I have been curious for awhile about how closely do the numbers match reality when you go thru with deals? Are the results within like 5%-10% when you do them? I know it varies person to person and how they analyze, but I have been wondering how well the numbers match reality, assuming all things go according to plan even though I know that won't happen.

Julie Haveman thanks for all the info on lenders. Did you like Chemical the most? I'm honestly not in need currently, so information about any trade would be fine. I'm asking around before I actually need one so that I'm not stuck just taking the one that shows up at the time.

Hello, my name is Shawn. I recently graduated with a mechanical engineering degree, and got a job in Michigan. I have always been interested in rental properties.
