@Chris Tracy I am pretty good at finding and negotiating deals, but my area of expertise has been with single family homes.   So if I can get the right person to help me shift my focus towards multi family investing I know I can find good deals.  I am pretty relentless and tenacious when it comes to following up and getting the deal done.  I also have access to a few private lenders.
