@Jim Keller thanks for the feedback.  I would like to find distressed properties where i can do some creative financing.  lease/options and payments my terms.  your last comment made me think that I should probably focus on distressed properties with the owners still living in the house and out of state owners.  I'm building my list via driving for dollars and will send postcards to find the motivated sellers.

@Jim Keller thanks for the feedback.  I'm in the Ohio area and it doesn't appear that Property Radar covers that area. With Rebo Gateway, what is your success rate with finding the owners? Also do you have any information on pricing?

I drove for dollars and I have a list of of addresses.  I went to the county auditors/tax assessor's website to find the owners.  I've ran into a couple of properties that are not listed on the county auditors website or google for that matter.  I was able look on google maps to find the property, but no other information was listed.  My question, how do i find the owners for these properties if their is no data trail on the county auditors website?  one property is a single family and the other is an apartment.  any insight is greatly appreciated.

A very very rough estimate may be:

Good=$2/square foot

Average=$3/SF

Mediocre=$5/SF

Poor=$10/SF 

Does the good, average, mediocre, poor categories refer to the current condition of the property or target condition after repair?
