Thank you for being so informative Sharon Vornholt! I like how you spell everything out for me. That helps me out a lot! A plan is definitely in the process and I do need to set aside time to attend open houses.. auctions.. etc. I'll make that one of my weekly goals.

Mike LaCava Thanks! Prioritizing is something I can definitely get better at. Being young and trying to start a business is not easy! But I enjoy the challenge. I think making it fun is the most important part. I want to LOVE what I do, no doubt about it. I'll keep that in mind.

Also, I love to read! I'll see if I can find that book.

James Vermillion Thank you for the advice! I'm sure my plan will very much be dynamic, especially since I don't have all of the answers. As you said, I will definitely study different strategies and figure out what works for me.. fix and flips and buy and holds are what I'm focusing on for the time being.

Do you have any interest in working with other investors in the area?

Ned Carey Thanks Ned! I wasn't sure of the different ways I could evaluate deals but you gave a good variety. What about when it comes to finding comparables? and maybe accessing the MLS? Finding out where people are investing? What tenants are paying for rent in different areas? This is where I get a little stuck..

I suppose I can find an agent or another investor who has this info?

Hey Ali Boone! Thank you for your advice :) I've heard that I really don't need a business plan so you're probably right.. More like a guide? I do need to see my thoughts on paper or else my mind would be in a million places. It could include my goals, different ways to fund, strategies, marketing.. etc..

I like your idea of picking a strategy and sticking to it. Educate, find, buy. You make it sound so easy! I'll remember that.

Hey everyone!

My name is Shavon Scott. I’m originally from Baltimore, MD, but I now reside in the Lexington, KY area. I relocated to attend Georgetown College (Georgetown, KY), where I graduated in May 2012. I’ve been working since then, but sadly not as an investor. I’ve been doing a lot of self-educating, and while I still do not know everything, I’m prepared to start taking actions.

I’m hoping you guys can help me out. Currently, I’m in the process of writing my business plan and it’s definitely overwhelming. I find myself needing to know the Lexington market and I don’t. I’ll admit that.. so I’m searching for some expertise. I wish to purchase a rental property in the near future and even do a couple flips after (short term goals).

Anyway, I just wanted to introduce myself to you all! There’s so much information on this site and I love how you all help each other out. It’s truly an amazing thing..
